These terms cover your use of sellmyhousequickkc.org and the cash-offer request you can send from it. We means Sell My House Quick KC (SMHQKC). If you do not agree, do not use the site.
1. Who we are
Sell My House Quick KC is a licensed Missouri and Kansas real estate brokerage and a cash home buyer. We buy houses directly for cash. We also have licensed brokerage tools if a listing or another path is the better fit. The public seller contact is Curt Roe.

2. What this site is — and is not
This site is information plus a way to request a cash offer. Guides, city pages, videos, and comparison notes are educational. They are not:
- a listing agreement
- a buyer-broker agreement
- a commitment to purchase
- legal, tax, probate, divorce, or foreclosure advice
- a promise that your house qualifies, or that a particular net or close date will happen
If you need legal or tax advice, talk to your own attorney or tax professional. We can discuss a cash offer and, when it helps, other licensed real-estate options. We cannot replace your counsel.
Submitting the form, calling, or texting does not list your house and does not make us your listing agent.
3. Cash offers are no-obligation until you sign
Our primary offer is a no-obligation cash offer. You can ask for numbers, compare options, and walk away.
Nothing on this site, on a phone call, or in a text is a contract to buy or sell. There is no deal until both sides sign a written purchase agreement. After that, the written agreement controls — not a webpage, not a verbal range, not an email estimate.
If you sign, we close through a local title company. You can walk away at any time before you sign. After you sign, any cancellation rights are the ones in that agreement and in applicable Missouri or Kansas law.
4. No promised offer amount, close date, or qualification
We do not promise:
- that we will make an offer on every property
- a specific offer amount
- that every house qualifies
- a specific closing date
- that a cash path will net more than a listing (sometimes it will not)
We aim to review inquiries quickly — often within about a day — and we can often close on a short timeline when title is clear and you want speed. “Often” is not a promise. Title issues, ownership questions, occupancy, probate, liens, or incomplete information can slow a file or mean we cannot proceed.
If an older page implied a lock on price or closing, these terms control: we close when a signed written agreement says we close, through a title company, on terms you actually signed.
5. Accurate information from you
You agree to give information that is true to the best of your knowledge: address, ownership, occupancy, known liens, condition notes, and your authority to discuss the house.
If you do not own the property, say so (heir, spouse, attorney-in-fact, property manager). We still need the person with legal authority before a purchase agreement is signed.
We rely on what you tell us, public records, and our own review. A visit or additional documents may be required before we confirm an offer in writing.
6. Intellectual property / site content
The site name, SMHQKC, page copy, photos, graphics, and layout are ours (or used with permission). You may share a page link. You may not copy the site into another commercial site, scrape it to build a competing offer machine, or reuse our seller videos as if they were yours.
Seller videos on our YouTube channel and pins on our Pinterest profile are still subject to those platforms’ rules and to our ownership of the underlying content.
7. User conduct
Use the offer form and the phone line like a homeowner (or their authorized contact) asking about a real house.
Do not:
- submit fake addresses, junk, or automated spam through WPForms
- harass staff or other people
- try to break, scrape, or overload the site
- upload malware
- use the site for any unlawful purpose
We can ignore or delete abusive submissions and block repeat abuse.
8. Third-party links and embeds
Some pages embed YouTube videos or link out to other sites (title companies we name at closing, public records, or comparison notes that mention other cash-buyer options). Those third parties have their own terms and privacy practices. We are not responsible for their pages.
A comparison page is still our opinion and checklist. It is not an endorsement of anyone else, and it is not a promise about their current terms.
9. Limitation of liability
Please use this site and any offer discussion with ordinary care.
The site is provided as is. We work to keep information useful and current, but pages can be incomplete, a market can move, and a property can have issues we have not yet seen. We are not liable for decisions you make from a blog post, a city page, or an informal estimate.
If we are liable to you in connection with the website or an unsigned inquiry, our liability is limited to the amount you paid us to use the website — which is zero — or, if a signed purchase agreement exists, to the remedies in that agreement. We are not liable for indirect, incidental, or consequential damages (lost listing price, delay, or similar) that come from using the site or from an offer you did not accept.
This limit does not take away rights that Missouri or Kansas law says we cannot waive, including rights that apply once a written real-estate contract is signed.
10. Governing law
These terms are governed by the laws of the State of Missouri, where our principal office is (Kansas City, MO), without using conflict-of-law rules to pick a different state’s website terms.
We also operate in Kansas. If the house is in Kansas, Kansas real-estate, property, and closing rules still apply to that sale. If the house is in Missouri, Missouri rules apply to that sale.
If a dispute is only about use of this website and no purchase agreement was signed, Missouri courts are the agreed venue. If a purchase agreement is signed, that agreement’s venue and dispute terms control.

12. Privacy
How we handle form, phone, text, and analytics data is in our Privacy Policy. These terms and the Privacy Policy should be read together. If they conflict on a data-use point, the Privacy Policy controls for that point.
We may update these terms. The current version will be posted at https://sellmyhousequickkc.org/terms/ with a new “Last updated” date.
