This page explains how Sell My House Quick KC (also called SMHQKC, “we,” “us”) collects and uses information when you visit sellmyhousequickkc.org, request a cash offer, or call or text us. It is written for Kansas City homeowners, not for lawyers.

We do not have a separate cookie-policy page. Cookie and analytics notes are in this policy.

1. Who we are

Sell My House Quick KC is a licensed Missouri and Kansas real estate brokerage and a local cash home buyer. Our primary offer is a no-obligation cash offer to buy a house directly, as-is. We also have licensed brokerage tools if a different path fits better. A cash offer is not a deal until a written purchase agreement is signed.

This site runs on WordPress with WPForms, hosted on Hostinger.

2. What we collect

We collect what you give us and a small amount of technical data from the website.

Offer form (WPForms). When you request a cash offer, the form typically asks for:

  • property address
  • city / area
  • your name
  • phone number
  • email address
  • notes about your situation (repairs, timing, inherited house, vacancy, and similar)

Phone and text. If you call or text 816-918-2564 — including a text of your address — we keep the number, the message, and enough notes to follow up on that inquiry. We may also see the carrier-provided caller ID.

Email. Messages you send to talon@sellmyhousequickkc.org, including any property details you attach.

Website technical data. Like most WordPress sites, we may receive your IP address, browser and device type, pages viewed, referring page, and approximate location derived from IP. See cookies and analytics below.

We do not ask for Social Security numbers, bank account numbers, or copies of IDs on the public form. If a sale moves forward, a local title company will collect the closing documents the law requires. That is their file, not a website form.

3. How we use it

We use inquiry information to:

  • evaluate the property and decide whether we can make a cash offer
  • call, text, or email you about that inquiry
  • explain cash-offer vs. other licensed brokerage options when that is useful
  • prepare a written purchase agreement if you want to move forward
  • work with a local title company to close if you sign
  • keep ordinary business records and comply with the law

We do not use your number to enroll you in a separate marketing-blast text program. Follow-up is about the house you asked us to look at.

A cash offer, a phone conversation, or a form confirmation is not a commitment to buy. You can walk away at any point before you sign a written agreement.

4. Who we share it with

We do not sell your personal information. We do not rent inquiry lists. We do not trade seller phone numbers for advertising.

We share information only when it is needed to do the work you asked for, or when the law requires it:

  • Local title company — if you sign a written agreement and we move toward closing
  • Contractors or vendors — after a deal, if we need repairs, cleanout, or similar work on a house we are buying
  • Service providers who run this site — Hostinger (hosting), WPForms (form delivery), and typical WordPress / Site Kit analytics tools
  • Legal or government requests — if we are required to share information, or to protect a person or a transaction
  • A successor — if the business is transferred, inquiry and transaction files would move with it

We do not publish your address or your situation notes as a testimonial unless you clearly agree to that.

5. Phone and SMS

We invite sellers to call or text the property address to 816-918-2564.

If you text us, call us, or submit a form with your phone number, you are asking us to contact you about that property inquiry. We may reply by phone or text with questions, an offer discussion, scheduling, or closing follow-up. Message frequency depends on the conversation. Message and data rates may apply.

This is transactional follow-up on your request. It is not a coupon club or a daily marketing list.

  • Reply STOP to opt out of texts. We will stop texting that number about marketing or ongoing follow-up. We may still need to reach you another way if a signed contract is already in progress.
  • Reply HELP for a short help message, or call 816-918-2564, or email talon@sellmyhousequickkc.org.
  • You can also say “please don’t text” on a call or in email. We will switch to the channel you prefer.

We do not require text consent as a condition of browsing the site. If you only want a call or email, say so.

6. Cookies and analytics

There is no separate cookie-policy page. Here is the honest version.

This WordPress site may set cookies or similar files that:

  • keep a page or form working (session / WordPress cookies)
  • help Hostinger / LiteSpeed cache pages
  • measure traffic through Site Kit and typical WordPress analytics (page views, device, approximate location)

We use that to see which pages help sellers and whether the site is working. We do not use it to sell a list of your personal data.

Your browser can block or delete cookies. The site may still work. Some form or cache features can be less smooth.

Embedded YouTube videos (and similar third-party players) can set their own cookies if you play them. We also have a public YouTube channel and a Pinterest profile. Those services have their own privacy policies. We do not list other social accounts here because those are the public profiles we operate.

7. How long we keep it

  • Open inquiries. We keep form, phone, and email notes while we are talking with you about the property, and for a reasonable period after so we can pick the conversation back up if you return.
  • Closed purchases. If we buy the house, we keep the transaction file as long as title, tax, and legal recordkeeping require.
  • Analytics. Aggregated site-traffic data follows the retention settings of the analytics tool.

We do not keep a public archive of every form forever for marketing. If you want an inquiry deleted and there is no signed contract or legal hold, ask us (section 8).

8. Your choices

You can:

  • ask what inquiry information we have about you
  • ask us to correct a name, phone, email, or address
  • ask us to delete an inquiry that did not become a signed deal
  • opt out of texts (STOP, or just tell us)
  • ask us to use email or phone instead of text

Email talon@sellmyhousequickkc.org or call / text 816-918-2564. Say you are asking about your privacy or your inquiry file. We will need enough information to find the right record (usually the property address and the phone or email you used).

If a written purchase agreement is signed, some records have to stay for the closing and for the law. We will tell you if that applies.

9. Children

This site is for adult homeowners and people authorized to deal with a house (heirs, attorneys-in-fact, and similar). It is not directed at children under 18. We do not knowingly collect personal information from children. If you believe a child submitted a form, contact us and we will delete that inquiry.

10. Changes to this policy

If we change how we handle seller information in a material way, we will update this page and the “Last updated” date. The current version lives at https://sellmyhousequickkc.org/privacy/.
